What hardwood floor refinishing costs in Bay County
Nobody local publishes refinishing prices, so here are ours. These are the same rates we quote in your living room. Independent cost trackers put the average completed Bay City refinishing project around $4,200, and our range brackets that honestly.

Small jobs carry a $650 minimum because machine setup, plastic-off, and cleanup cost the same whether we sand one room or six. There are no trip charges anywhere in Bay County, Pinconning and Linwood included.
What pushes the price up
- Paint, adhesive, or linoleum mastic on the wood. Common in farmhouse kitchens around Munger and Williams Township. It sands off, but slowly, and slow sanding is the whole cost of this trade.
- Deep pet stains and black water marks. Sanding, oxalic acid treatment, or board replacement, depending on depth. We tell you which before we start.
- Dark or custom stains. Dark colors show every flaw, so they demand extra sanding passes and water popping for even color. Worth it, but more hours.
- Herringbone, borders, and inlays. Directional sanding takes more passes and more hand work.
- Furniture moving. We move normal furniture for a modest add-on. Pianos, safes, and waterbeds need a specialist mover.
What keeps the price down
- Carpet protection. Oak that spent decades under carpet, the standard find in Essexville and Bangor Township ranches, usually sands clean in the normal three passes. Tack strip holes fill invisibly.
- Empty rooms. An empty house sands faster than an occupied one. If you can clear the rooms, we price that in.
- Catching the floor early. A floor that is dull but not worn through only needs a screen and recoat. Wait three more years and the same floor needs the full sand at three times the price. Our screen and recoat page explains the difference.
Refinish or replace?
With Bay County home values around $155,000 at the median, a full refinish at $3,000 to $4,500 is one of the few improvements that reliably reads at resale. New hardwood runs $8 to $15 per square foot installed before finishing. If your existing floor has enough wear layer left, refinishing wins by a wide margin, and most floors here have only been sanded once or twice in sixty years.
The honest exception: boards sanded thin by past refinishes. We check thickness at a floor vent during the quote visit. If your floor cannot take another full sand, we say so and talk about a light sand or recoat instead of selling you a job the floor cannot survive.
