Screen and recoat: the cheap job nobody tells you about
If your floor is dull and lightly scratched but the wear has not reached bare wood, you do not need a $4,000 refinish. You need a screen and recoat: we abrade the old finish, then lay a fresh coat over it. One day, $1.25 to $2.00 per square foot, and the floor looks new again.

Drip a little water on the worst traffic lane. If it beads or sits, your finish is intact and a recoat will work. If it soaks in and darkens the wood, the finish is gone there and the floor needs a full sand and refinish. Gray or black boards mean the water already won. We do this test at every quote visit and show you the result.
What a recoat fixes, and what it cannot
- Fixes: dullness, fine scratching, sun-faded sheen, that tired gray cast in the hallway
- Cannot fix: color changes, deep scratches into the wood, stains under the finish, cupping
Prefinished floors from the 90s and 2000s, common in Monitor Township subdivisions, carry factory aluminum oxide finishes too hard for a standard screen. Those get a chemical abrasion prep instead, which bonds the new coat reliably. We identify which system your floor needs before quoting.
The maintenance math
A hardwood finish is a wear layer, and the trick is recoating before the layer breaches. A recoat every four to seven years, sooner in sandy shoreline homes around Linwood and the State Park, means your floor may never need another full sand in your lifetime. Skip the recoats and the same floor needs a full refinish every 12 to 15 years at three times the cost. How the day goes
Morning: furniture out or shuffled, floor cleaned, screened or chemically abraded, vacuumed and tacked. Afternoon: the new coat goes down. Socks that evening or the next morning with waterborne finish, furniture back in two to three days. Most jobs in the county fit a single day.
