Wood floor repair, done before the pretty part

Repairs we do every week

• Board replacement and lace-ins. We cut out failed boards and weave new or reclaimed stock into the old floor. We keep 2¼ inch red oak on hand because that is what most of Bay County was built with, and we source reclaimed maple and wide pine for the farmhouses.
• Water damage. Cupped boards near doors and appliances, black staining under old plant spots, and flood edges. The moisture problem gets solved first, then the wood. Sanding a wet floor flat just schedules the next failure.
• Pet stains. Surface stains sand out. Deep saturation into the board usually means replacing a few boards, which costs less than most people fear.
• Squeaks and movement. Usually a fastening problem between board and subfloor. Fixed from above with trim screws hidden under filled plugs, or from below where there is a basement, which most Bay County homes have.
• Wall removal patches and old register holes. The signature of a remodeled century farmhouse. We fill the gap with matching stock so the room reads as one floor.

Repair only, or repair plus refinish

Repairs pair naturally with a full refinish, since sanding blends new boards into old. But repair-only work is normal for us too: a seller fixing two bad boards before listing, or a family stopping a squeak that has annoyed them for a decade. Repair-only visits carry our standard $650 minimum below a certain size, spelled out in the cost guide.

The honest limits

Some floors are past saving: rot across joists, boards sanded to the tongue by past refinishes, or termite damage. We check thickness and structure during the quote visit, and if the floor cannot be saved we say so before taking a dollar. There is enough good wood in this county that nobody needs to be sold a bad job.
